*snert* My first apartment was with a nationwide corporation, in a complex that catered to college students (it was Not A Dorm but was actually closer to parts of campus than the dorms), so the lease was rather impressively hilarious in spots because the landlords had apparently Learned Their Lesson on several matters.
(F'rex, "water furniture other than waterbeds" was not allowed; waterbeds were allowed but you had to have renter's insurance. If you insisted on installing your own washing machine - instead of the one provided - you had to use "approved non-burstable hoses". If you brought anything moldy into the apartment, you were responsible if it spread. And so forth.)
